How a purchase loan works with a broker

You complete one application and one credit pull. We price the scenario across our lender panel, compare the true cost of each option, and present the two or three that fit. Because we are not the lender, we are free to move your file to whichever lender is most competitive for your credit profile, down payment and property type. Pre-approval letters can typically be issued the same day your documents are in, and a fully underwritten pre-approval is available for buyers who want the strongest possible offer.

Who qualifies

Conventional financing is available with down payments as low as 3% for qualifying buyers, FHA and VA programs serve borrowers with smaller down payments or service history, and jumbo programs cover loan amounts above the conforming limit that most East Bay purchases require. If your income is self-employed, commission-based or asset-based, a non-QM purchase program can qualify you on bank statements or assets instead of tax returns. All programs are subject to credit approval and vary by lender.

What to expect from contract to keys

Most purchase loans close in 21–30 days once the property is under contract. We coordinate directly with your agent, escrow and the lender's underwriter, and you get one point of contact from application to funding. Specialty programs can take longer; we set the timeline before you write the offer, not after.

How much do I need for a down payment in California?

It depends on the program. Conventional loans start at 3% down for qualifying buyers, FHA at 3.5%, and VA loans can be 0% down for eligible service members. Jumbo loans in the Bay Area usually require more. We will show you the options side by side.

Does using a mortgage broker cost more than going to my bank?

No. Brokers are paid by the lender or through disclosed compensation, and because we compare wholesale pricing across 30+ lenders, borrowers often end up with better terms than a single bank can offer. All fees are disclosed on your Loan Estimate.

Can I get pre-approved before I find a house?

Yes, and you should. A pre-approval tells you your budget and makes your offer credible. We can issue a pre-approval quickly once we have your income, asset and credit information.

Which states can SiFi Lending finance a purchase in?

We are licensed in California, Arizona, Colorado, Florida and Texas. Our office is in San Ramon, CA and most of our purchase business is in the East Bay, but the process is the same in every state we serve.

What if my income is hard to document?

That is exactly what non-QM programs are for. Bank statement, asset-based and DSCR options let self-employed buyers and investors qualify without traditional tax-return income.
