Scenario/challenge: Virgina’s children learned that the home next door in Walnut Creek, CA was going to be listed for sale for $1.7M within days. They felt this would be a perfect home for their mother, allowing them to live much closer together, and be able to provide convenient care in the coming years. Virgina owned a home in Dublin, CA worth $1.7 with only a $300k mortgage, but needed to act quickly to secure the new home. Virginia, who had excellent credit, was on a fixed income with limited liquid assets, preventing her from qualifying for a conventional mortgage without selling her home and utilizing the sizable proceeds to purchase the new home with a small mortgage.

Solution

Sifi Lending arranged for a single $1.9M “Buy Before
Sell” No Income/employment doc bridge loan allowing Virginia to get her non contingent offer accepted, and close on the purchase of the new Walnut Creek home with no money down, closing costs reimbursed, and also advancing her additional funds to make payments on the new loan while she lists and sells the current home. The bridge loan will be replaced with a smaller more manageable permanent loan once the current residence is listed and sold. Additionally, under CA Prop 19, Virginia was allowed to transfer her low tax basis on her current residence (she bought originally in 1991!) leading to one Happy Family…

Scenario/challenge: Adrienne and Michael, both self employed working out of their home, were looking to relocate their family from Brentwood, CA to Valley Springs to purchase a larger home with acreage for their growing family. Before listing their home for sale ($750k value with a $300k loan), they stumbled upon their dream home listed at $625k. Being self employed, they were unable to qualify for two mortgages and had limited funds available for traditional down payment and closing costs without selling their current home.

Solution
